World Bank Property Due Diligence in Ukraine

Drewry and the World Bank Logos From previous experience of the Ukrainian Industrial property market Nigel was appointed specialist property advisor to Drewry Consulting who were acting for the World Bank who in turn were carrying out a due diligence on a major distribution development near Kiev, as part of their offer of development finance. The commission included appraising the Ukrainian industrial property market, reviewing the design and specifications for institutional compliance and offering advice on procurement to best achieve cost certainty at minimal risk to the project promoter.
The work also entailed value engineering both the concepts and general requirements.
Advice was offered on how best to attract tenant income, minimising costs to the developer and search the market to best advice on rent and service charge levels. Specific issues on tenant and landlord liabilities were also addressed.

Value engineering a major port project for The Port of Bristol, UK

Bristol Port LogoNigel was appointed by the Port of Bristol to review a marine development project that was deemed over designed. Nigel appointed appropriate UK and US experts to work with him on the design reviews and  adopting a pragmatic approach led to the provision of an alternate design which was later implemented saving the client 70% of the capital costs, a major achievement.

Value engineering a new port development in Hull, UK

a plan of Alexandra dock Nigel was appointed by Samskip to advise on the civil engineering and operational aspects of their proposed new container terminal in the Port of Hull, UK. He selected and appointed a specialist team to assist him, and together helped Samskip develop a comprehensive operational plan, compliant with the planning constraints, to derive a design brief for the landlord, ABP, to develop. Advice included minimising Samskip’s risks as an operatort/tenant and worked with Eversheds, Samskip’s lawyers, to ensure that all parties understood the short and long term implications of undertaking the development from a construction and tenant liability perspective.

StoraEnso distribution centre (UK)

Stora EnsoCarrying out a study into new Distribution Centres in the UK for StoraEnso. This project included assessing, with the client, their needs, targeted location and space planning. We then space planned his requirements. After gaining a full understanding of his cost model, Agents and Developers in the target areas were approached to identify potential sites. On preferred site selections preliminary designs were undertaken for each site sufficient for costing analysis. Development appraisals were undertaken. The most cost efficient site was then identified allowing the client to make his site acquisition offer.

Auto Terminals (Belgium, Holland, Germany)

Provided value added services in the design of Auto Terminals on two sites in Belgium, two in Holland, three in Germany, ten in the UK, two in Poland, one in Portugal, ten in the USA and one in Spain. These projects largely entailed an examination into land use and the current or proposed operations in car storage, distribution and pre delivery inspection [PDI] facilities. Some properties comprised new Greenfield sites and some, existing facilities. The projects included recommendations on layout improvements, based on cost efficiency, improved production in the pdi facilities and logistics generally. I worked with specialist teams from Transdevelopment Corporation based in both the UK and the USA in the planning and production of Auto Terminals world-wide.

Advice in new business marketing systems (NY, USA)

Providing specialist advice in new Business Marketing systems for a firm of Consulting Engineers based in New York, USA. This project entailed an examination into the firm's current marketing strategy and current client base. Based on my own experience in marketing professional firms weknesses were defined in the firm's current strategy and made recommendations on areas for improvement. A full report was presented to the Board of Directors and following implementation of those recommendations the firm's success in converting opportunities into profitable commissions was greatly improved.

Logistics park (Lahti, Finland)

Setting up and managing a specialist team to provide expert logistics input for a new Logistics Park in Lahti, Finland. My client a Turnkey Supplier Contractor, promoting this project, sought help and advice to bring together a team of Logistic experts to set out the concepts required to maximise the local city's objectives in becoming a major logistic centre in the supply chain into Russia to and from western Europe. Accordingly a team was assembled with a proven track record in Logistic Centre development, offering advise ranging from planning, operations, distribution and engineering. Concepts were developed based on a cost driven approach and delivered within the business plan constraints.

Port (Finland)

Setting up and managing a Specialist team to provide planning and design expertise for a new Port in Southern Finland. The local Municipality had drawn up plans for a new Port of entry into Finland, outside of Helsinki. These plans were costed and as a consortia of local contractors were interested in offering alternates to this design, believing that savings could be made to the designs at hand, thus making the port proposition more cost efficient to the tax payer. Accordingly I was hired to assist in this endeavour. External expert port planners and engineers were hired and many areas where significant savings could be made and findings were presented to the consortia where actions are currently being made

Cross docking rail facility (Hungary/Ukraine)

Providing Specialist advise for a new "State of the Art" cross docking Rail facility at the border between Hungary and the Ukraine. This project included an examination into the existing and defunct cross docking facility formally in use under Soviet control. Since privatisation of this facility a business plan was drawn up showing a cost effective operation, provided that the design met the associated cost constraints. This project was also to ensure that the design fulfilled this obligation and we thus developed design concepts meeting both the operational requirements and cost levels. This facility is now built and operational fully in accordance with those initial design concepts and specifications. It is understood that this facility is a great success.

Ro/Ro terminal (River Thames, UK)

Providing Specialist advise for a new Ro/Ro terminal on the River Thames. A major Port operator sought advice to determine the most cost efficient design that could be developed to provide additional roll on roll off berths to his existing facility. In particular this Operator had available site won material which he proposed to make use of for this project. Accordingly advice was given on a number of design options and he eventually selected one that he has subsequently implemented through a local firm of consulting engineers.

Leisure development on the Black Sea

Set up and manage a Specialist team to investigate a major Leisure opportunity on the Black Sea for Private Investors. A suitable township with historic leisure activities, Hotels and Sanatoria was identified and examined for potential re-development for an appropriate leisure market. A study was instigated and managed culminating in recommending a phased multi-million dollar investment. This work continues.

Port project (Gdansk, Poland)

Provide independent specialist expertise for a UK Port Development Company in the provision of a value added service in interrogating and varying the designs carried out by a consortia of Polish design firms for a new multi-million dollar major new Port Project in Gdansk, Poland. This effort has culminated in saving approximately £12 million to the original designs. This work continues.
